Why owners leave quiet agents
Mandates are rarely lost because the work stopped. They are lost because nobody told the owner what the work was.

The three-week silence
An owner who lives in Hamburg lists their villa with you in spring. You run viewings, answer enquiries, adjust the photos. They hear nothing for three weeks, because nothing decisive has happened. In their mind, nothing has happened at all. That is the week they answer another agency's letter.
Quiet weeks need a report the most
Agents call when there is news. The weeks without news are the ones that worry an owner, and the ones an agent avoids calling about. A report that only comes when things go well is a report whose absence reads as bad news.
What a good owner report says
How many viewings, and what the visitors said, in their own words. How many enquiries, and from where. How long the home has been listed. And the next step: new photos, an open house, or a conversation about the price.
Facts make the price conversation easier
When an owner has read four weekly reports with the same feedback about the price, the conversation about lowering it is half done. Without them, the same suggestion sounds like the agent giving up.
The next mandate
Owners talk to their neighbours. An owner who heard from you every week is the reference that wins the house next door.
