The first reply that wins the viewing
Buyers write when they are free, which is rarely when you are. What the first reply needs to do, and why what you know about the buyer matters more than how fast you type.

The evening enquiry
A couple in Munich finish dinner, open a portal and write to three agencies about the same finca. By the time the agencies open their inboxes the next morning, the couple has already formed a view of each of them.
What the first reply has to do
It answers the question they asked. It confirms the home is available, or offers the closest alternatives. And it proposes a next step with a date: a call, a video viewing, or a viewing when they are on the island. A reply that says an agent will be in touch answers nothing.
Everyone has AI now
Any agency can have a polite reply written in seconds. What makes the difference is knowing that this couple viewed another finca with you last spring, said the kitchen was too small and asked to hear first about anything near Santanyí. The reply that knows that is the one that gets the viewing.
Prepared overnight, sent by you
The work that takes time is putting it together: the listing, the history, two times that fit the diary. That can be prepared while the agency sleeps. What should stay human is the decision to send, so the buyer who later meets the agent recognises the voice from the first email.
A simple test
Look at the enquiries your agency received last month. How many got a reply the same day, and how many replies showed that you knew who was asking?
