Buyers

The buyer you already have

A new listing or a price drop is the best reason there is to call a buyer. Most agencies have the buyers. Few know who to call.

The September buyer

In September a British couple tells you exactly what they want: the Tramuntana, a sea view, three bedrooms, up to two million. Nothing fits. By February the brief lives in an email thread and in one agent's memory. Then the right villa comes in, and the agency down the road calls them first.

A brief is a saved search

What a buyer tells you is the most valuable information an agency holds, and it is usually kept in the worst place. When the brief is saved on the buyer's record, every new listing can be checked against it, and the list of who to call writes itself.

Price drops bring buyers back

When a price is lowered, the buyers who walked away on price are suddenly in range again. If the old price is simply overwritten, they are forgotten with it. Keeping the price history means you can find every buyer who said it was too expensive.

The call starts with a reason

A villa came in that matches what you asked for in September. That is a call a buyer is glad to get, and it shows them the agency remembered.
